FAQ

What you need to know to buy real estate in Montenegro
Notary services are paid by the buyer. The cost depends on the price of the property. When purchasing an object for 150,000 €, the payment will be approximately 600 €. When signing an agreement, all foreigners must have a certified translator who will fully translate the agreement and indicate in it. Cost - 35-50 €. To be paid by the buyer. Often sellers want to receive a down payment on the property on the day the contract is signed. Usually it is 10% from the full price. If the deal fails due to the fault of the buyer, the advance payment is not returned. If it is the fault of the seller, then it is returned in double amount. These provisions are non-binding and may vary depending on the agreements of the parties.
• What parts will the payment be made in? • What are the payment terms? • What are the payment routes.
After both parties have fulfilled all the terms of the agreement, the notary sends the documents to special departments where the transfer of ownership takes place. As soon as this procedure is completed, the notary will be sent a “decision”. After signing and paying the price of the property, you will need to pay tax in the amount of 3% on secondary real estate within 15 days. For this procedure, a foreigner needs a residence permit or temporary tax number.
After payment, you need to submit the paid invoice to the tax office and receive confirmation. Next, you need to get a “sheet of indecency” in your name. With the new “invoice sheet” you can transfer utility bills to your name. Now you can begin the procedure for obtaining a residence permit for real estate.

Herceg Novi will also be of interest to divers: there is a rich underwater world and many diving schools.
Tivat is located on the sunny side of the Bay of Kotor. This is an actively developing city, where in the off-season it is quieter than in Budva, although there is a lively nightlife here all year round. There is a lot of entertainment in Tivat for people of all ages, but, however, children will be a little bored. The advantage is that it is a compact city that can be explored on foot. It is great for year-round living.
Becici is a resort village 5 minutes drive from Budva with a long and wide sand and pebble beach, which received a blue flag for cleanliness. This is almost the best place for relaxation and a quiet life with children in Montenegro. Yes, in the off-season it is very quiet here and there is only one grocery store and a few beach cafes. But proximity to Budva solves this issue.
The village of Sveti Stefan in the center of the Budva Riviera with clean beaches and the sea. Here you have the opportunity to enjoy solitude on an island section of the village closed from ordinary tourists. There are also many olive trees, the famous Milocer park, a children's playground, cafes and restaurants, and observation decks with views of the island. And yet, world stars Claudia Schiffer, Sylvester Stallone and others like to relax here. What is important: the beaches here are mostly private and the noisy nightlife is not about Sveti Stefan. But it is also less suitable for living than other cities.

Bar has many free parking lots, places for families with children, sports grounds, shops, cafes, schools and hospitals. There is a large selection of real estate: the central part along the coast is built up with 5-7-story buildings with apartments, and in the surrounding area there is a lot of land for the private sector.
The main resort of the Montenegrin Riviera. There are many tourists during the season. Budva is the most party and youthful city with a lot of entertainment. There are many kindergartens here, and the city itself is very compact with regular buses, so you can do without a car. The advantage of Budva is good transport links with other cities and countries. New buildings are being built here, and real estate is more expensive than in other cities on the coast.
The Bay of Kotor, where the city is located, is a unique point. Kotor is surrounded by a bay and mountains, so there is no heat here, summers are dry and warm with high humidity. There are many tourists here during the season, but outside the season life is quiet and measured. Festivals, street carnivals and parties often take place here.
